Yes. The first 45-minute call carries no fee and no obligation. I use it to understand your goals and to assess whether I’m the right fit for what you need. If we move forward together, I’ll outline the engagement structure clearly before any fee is discussed.
Yucatán is my primary market — Mérida, Yucatán Country Club, and the surrounding region. I also work in the Riviera Maya, Playa del Carmen, Tulum, and Mexico City for clients whose goals fit those markets. If your target is somewhere I don’t actively cover, I’ll tell you and refer you to a trusted attorney in that region.
Buyer-side. Engagement-based. I do not collect commissions from listing agents or developers — that would compromise my independence. Fees are quoted in writing at the start of every engagement, and the structure depends on the scope of work (search, legal review only, full representation, immigration integration, etc.).
Yes. In most of Mérida and inland Yucatán, foreigners hold direct deed in their own names. In the coastal restricted zone (within 50 km of the coast or 100 km of a border), foreigners hold property through a fideicomiso (bank trust) — a fully-recognized ownership structure with renewable 50-year terms. Both are real ownership.
English and Spanish, fluently. Every contract you sign in my engagement is available to you in both languages. You will never be asked to sign anything you do not fully understand in your own language.
Most clients spend three to nine months from first call to closing. Some are faster (well-defined search, ready capital). Some take longer (architectural restoration, residency-first strategies, multi-property portfolios). I do not rush a deal to close. Slow is safe.
